Most people who join our community planned years in advance. They put their name on our waitlist not because they were ready to move tomorrow, but because they wanted to know they had a path forward – a plan in place for when the time was right.
That’s what our waitlist really is: a way to plan ahead. Some of our applicants are in their 50s and 60s thinking 10, 15, or 20 years down the road. Others are closer to making a move. Some joined because they knew this was where they wanted to be one day; others are keeping their options open while they figure out what’s next. At any given time, only a fraction of the people on our list are actively looking for a home – the rest are simply glad to have a plan.
Homes in our community offer a diverse mix of options, from comfortable apartments to spacious single-family homes, designed to suit a wide variety of lifestyles, needs, and budgets. Whether you’re looking for something modest or a larger home, there is a broad spectrum of sizes and price points available.
Due to strong demand and fluctuating availability, wait times vary depending on the type of home you’re looking for and your specific preferences. In recent years, new residents have typically experienced wait times ranging from 3 to 10 years. Those with more flexible criteria may find opportunities sooner, while highly specific requests can take longer to accomodate.
We have over 1,300 households on our waitlist, but many are planning for their future. When a home becomes available, only a portion of applicants are actively interested in that specific home. The total list isn’t the competition – your preferences determine who you’re really alongside.
Applicants who are open to a range of home sizes, styles, or locations tend to have shorter wait times, as this flexibility allows them to be considered for a wider variety of available homes. Even small adjustments—such as considering a different layout, a nearby area, or a slightly different price point—can create more opportunities as homes become available. You don’t have to compromise on what matters most to you, but keeping an open mind about secondary preferences can significantly improve your chances of finding a good fit sooner.
In fact, joining the waitlist as early as possible is the single biggest factor in when a home becomes available to you. Your date of application is your place in line. Getting your name on the list now gives you the best position when the time comes. And if your plans change, that’s okay too.
Below are the questions we get asked most often about our waitlist and how it works. We’ve put this together to make things clearer and help you understand what to expect.
It depends on the type of home you’re interested in. For our apartments, recent residents have typically waited 3 to 5 years. For other home styles, the range is wider – anywhere from 4 years for smaller homes to 9 or more years for our most popular larger homes.
Simply put, more people want to live here than we have homes available in any given year. Our community has 847 homes, and roughly 50 become available each year through natural transitions. That steady pace, combined with strong demand, means planning ahead is important. The waitlist ensures that everyone has a fair path to residency and that the process is transparent.
No – and this is one of the most common misconceptions. The total number on the list includes people who are planning 10, 15, even 20 years into the future. Some joined as a backup plan and may never move forward. When an actual home becomes available, the number of applicants who are actively interested in that specific home typically ranges from a few dozen to over 100. The overall waitlist size is not the line you’re standing in.
Absolutely – the date of your application is what establishes your seniority on the list. Many of our current residents joined the waitlist years before they were ready to move. Since time on the list is the most important factor in your timing, applying early is always the smart choice.
The biggest factor you can control is flexibility. Applicants who are open to more than one home type, size, or location have more opportunities to match with an available home and tend to move in sooner. We’re not asking you to accept something you don’t want – just that expanding your range, even a little, can make a meaningful difference. Joining the list as early as possible is the main lever.
Every time a home becomes available, it’s posted to our applicant portal and all waitlist members are notified. You’ll have one week to review the details and let us know if you’re interested. At the end of that week, everyone who expressed interest is sorted by application date, and the person who has been on the list the longest is given the right of first refusal. They can tour the home and are asked to make their decision within a day or two. If they pass, the opportunity goes to the next person on the list, and so on until someone says yes.
Declining a home does not affect your position — you’ll be considered for every future home you express interest in, at the same priority. All we ask is that you express interest only in homes you’d seriously consider and that you’re ready to move within the next few months, so the process moves smoothly for everyone. And this is why joining early matters: your application date determines your place in line every time.
Our wait time estimates are based on real data: what people who recently moved in actually waited, how many homes become available each year, and how much interest each type of home receives. These are informed ranges, not guarantees. Every person’s timing is unique because it depends on which homes become available, what you’re looking for, and when you’re ready. We share these ranges to help you plan, and we’re always happy to discuss what they mean for your specific situation.

The first step is to sit down with one of our retirement advisors for a personal conversation about what you’re looking for, how our community works, and what the financial commitment looks like. This is your chance to ask every question you have. Our goal is to make sure you’re fully informed — we believe the best decisions are made by educated consumers, and we take that seriously.
If it’s a good fit and you qualify, the next step is to tour our campus. Typically within the same appointment as mentioned above, you’ll tour our campus with a retirement advisor, see the different types of homes we offer, and get a feel for daily life here — the dining, the amenities, the culture, and the people. We want you to experience what makes Panorama special, not just hear about it.
After your tour and conversation, take the time you need. There’s no pressure to apply on the spot. We want you to feel certain that Panorama is where you want to be, because the $2,000 application fee is nonrefundable.
When you’re ready, we’ll invite you to complete a formal application. The application includes financial information that we review to ensure a strong fit for both you and the community. This review is handled with care and confidentiality.
Once your application is approved, you’re officially on our waitlist. Your position is based on the date you applied — one more reason it pays to start the process early. You’ll also receive access to our applicant portal, where you can see the homes currently being offered to applicants and explore all the resources provided. You’ll be invited via the portal to certain events so that you can start engaging with your future community.
